Buy Property Cheap Without Leaving Home

You can live virtually anywhere in the world and invest in tax deed properties. In states like Arkansas or Texas you can invest and buy properties from the comfort of your living room. All it takes is internet access and the desire to make money.

In Arkansas, for example, you can fill out a form on the website of the Commissioner of State Lands and be put on the mailing list. Every month that there is an auction you will be sent an auction catalog listing most information to get you started. In the catalog the minimum bid amount is stated which is equal to the assessed value of the land. Add in the total tax, penalty, and interest, and cost due which is stated in the catalog. Bidding begins at the minimum dollar amount listed for each parcel with the full purchase price including the highest amount bid plus the total tax due as listed in the catalog. If you are the successful bidder, either in person, or by mail, you will receive a receipt for your payment. Mail in bids have to be received by the Commissioner seven days prior to the sale. These bids will be announced prior to the bids from the attendees at the auction. If your mail-in bid is unsuccessful you will be sent a refund. If a property doesn’t sell at the auction they will be available for sale no sooner than 90 days after the auction. These are called land available for negotiable sale and the minimum price you can get them for is dependent on how long it’s been since the land was originally up for sale at public auction. If it’s been less than one year the minimum bid accepted would equal whatever was stated in the original catalog. Anything longer than one year since sale and the minimum bid goes down. You can request a list of negotiated sale properties from the Commissioner’s office by filling out a form on the website.

In Texas, properties that did not sell at auction are known as “struck off” properties. To obtain a list of them you should contact the county assessor or collector, requesting they provide you with the information. The school districts in Texas also have “struck off” properties and you should contact them for information as well. These properties can be bought from home for certain minimum bids.

The United States is a big country with many counties,  which have property for sell. Their goal is to turn these properties back into tax generating properties so they work with potential purchasers worldwide. You could spend 24 hours a day, seven days a week for years and still not cover all the counties, states, and various agencies out there.
