Tax Lien Sale Harrison County West Virginia

The following legal notice was published in the Clarksburg Exponent Telegram on Wednesday Oct 1, 2008.

As per West Virginia State Code 11A-3-2

Notice is hereby given that Tax Liens for the following described tracts or lots or undivided interests therein in the county of Harrison which are delinquent for the non-payment of taxes for the year 2007, will be offered for sale by the undersigned sheriff at pubic auction at the front door of the court house of the county, between the hours of nine in the morning (9 a.m.) and four in the afternoon (4 p.m.) on the 6th day of November, 2008. The tax liens on each unredeemed tract, or lot, or each unredeemed part thereof or undivided interest therein, will be sold at public auction to the highest bidder for cash in the amount which shall be not less than the taxes, interest, and charges which shall be due thereon to the date of the sale, as set forth in the following table:

Basically what this paragraph states is the properties listed after this paragraph are delinquent for non-payment of taxes for 2007. If they aren’t paid by November 6, 2008, they will be auctioned off to the public and the buyers become the holders of the tax lien. The minimum bid will start at the total amount of taxes, interest, & charges due from the property owner. By scanning over the list the highest amount is around $24,000 and the lowest is $70.

This list is seven and a half full newspaper pages I’m guessing just about 3000 properties at this time. The list will get smaller as people pay their delinquent taxes and the list should be published every Wednesday until the sale. Since the list came out yesterday I have visited 12 properties on the list, all of them within 5 miles of my house. These were the easy ones because the property description included the address. I’ve also eliminated about a page of others that I rejected for various reason such as they are mineral rights or partial rights which I’m not interested in.

After checking all the easy properties I will make the first trip to the courthouse and research the others. it may seem I have a good start but I’m sure some of the other investors are ahead of me.
